Scope of work

Following a competitive tender process, we were appointed to support Team Projects in the CAT A+ refurbishment of two floors at Alfred Place for the City of London Corporation. The project aimed to transform the space into a flexible, market-ready environment suitable for a broad range of future occupiers.

Our role was to provide comprehensive furniture consultancy and delivery support across all phases of the project. This included product selection, specification alignment, budget management, and close coordination with Team Projects to ensure seamless integration with the overall refurbishment programme.

Our key responsibilities included:
Recommending cost-effective and durable furniture solutions aligned with CAT A+ market expectations.
Supporting design intent with product samples, finishes guidance, and technical detail.
Managing procurement, scheduling, and vendor coordination.
Ensuring installation quality through on-site supervision and issue resolution.

Challenges & Solutions

The project required careful balance of aesthetics, durability, and cost to create a specification that would appeal to a wide range of potential tenants. We leveraged strong product knowledge and supplier relationships to optimise value while maintaining design consistency.

Tight programme timelines demanded proactive coordination. Regular communication between all stakeholders ensured that procurement, delivery, and installation were completed without disruption to the construction schedule.

Outcome

The refurbished floors were delivered on programme and to a high standard, providing the City of London Corporation with a contemporary, flexible workspace offering that is suited to the demands of the commercial lettings market. The furniture package complemented the architectural intent and contributed to a cohesive, tenant-ready environment.

The existing layout was reimagined to create an open-plan office with ample natural light, a welcoming reception and meet-and-greet area, and a central tea point that doubles as a social hub. Meeting rooms and private phone booths offer versatile spaces for focused work and client interaction, while a dedicated comms and AV room underpins the technological infrastructure. The design balances contemporary aesthetics with practical functionality, using clean finishes, adaptable layouts, and sustainable materials to create a timeless environment.

The successful collaboration between the City of London Corporation, Team Projects, and Office Portfolio resulted in a well-received CAT A+ scheme that supports future leasing activity at Alfred Place. The space was transformed to become a modern, flexible workplace designed to support collaboration, productivity, and future growth.
